Overview

Lendlease has been appointed to deliver the Hunter Street Station, a major underground interchange located in the commercial heart of the Sydney CBD. As part of the broader Sydney Metro West project -- targeting opening in 2032 -- Hunter Street Station and Precinct represents one of the program's most significant precincts, combining complex underground station delivery with two commercial over station developments (OSDs).

Lendlease will deliver the Hunter Street West commercial tower above the George and Hunter Street entrance, while the Hunter Street East commercial tower will be jointly delivered by Mirvac and Coombes. The station and precinct works represent a major investment in transport connectivity, commercial development and public realm transformation in Sydney's CBD.

Project Overview
Hunter Street Station will be a new, fully accessible, high capacity underground station providing seamless interchange with existing rail, metro and pedestrian networks. Entrances are planned at:
- George and Hunter streets (west) - integrated with commercial OSD delivered by Lendlease
- O'Connell and Bligh streets (east) - integrated with the commercial OSD delivered by Mirvac and Coombes

The precinct will deliver new public spaces, laneways, retail, and improved pedestrian permeability linking to Wynyard, Martin Place and Barangaroo.

Construction of the station is expected to begin in late 2026, aligning to the broader Metro West opening in 2032.

Location and Site Conditions
The project sits within the high-density, heritage-rich CBD commercial core, bounded by George, Hunter, O'Connell and Bligh streets. Delivery will require meticulous planning around live city operations, constrained access, utilities, adjacent heritage structures and integration with major pedestrian flows.

Works will prioritise safe delivery within a complex urban environment, with strong emphasis on stakeholder coordination, public realm interfaces and maintaining city accessibility during construction.

Procurement approach - how goods and services will be sourced
Lendlease procurement on Hunter Street Station and Precinct will align to NSW Government and Sydney Metro standards, ensuring transparent, value driven and probity focused processes. Suppliers can expect:
- Staged market engagement, EOIs and RFTs sequencing toward the late 2026 work start
- Compliance with Sydney Metro procurement governance, including:
