Overview
179 Tilburn Road, Deer Park, located 15 kilometres west of Melbourne CBD and is a 66-hectares in size. The site has the potential to accommodate over 330,000 square metres of prime logistics space once fully developed.
HB+B Property is the appointed development manager for the site on behalf of GPT and UniSuper. Principal Contractors will be appointed for the main works packages. Expression of Interests for various trades will be passed on to Principal Contractors for their information and consideration.
Works Available:
It is expected the site will deliver much needed modern industrial accommodation within the increasingly constrained West Melbourne industrial precinct, where occupiers are continuing to seek high-quality, well-located facilities in the face of limited supply. The warehouses to be constructed will include tenancies ranging from 2,000m2 to 100,000m2+ gross floor area.
The project will require a wide array of various expert input from consultants and specialised tradesman capabilities to deliver the proposed industrial estate development.

Supplier Criteria:
Interested suppliers will need to adhere to the Australian Jobs Act 2013. If an interested supplier is included in a future tender, they will be asked to demonstrate how they will comply with the Australian Industry Participation Plan including ensuring that there are opportunities for Australian businesses to tender for various packages of works.
Prospective tenderers will also need to comply with Australian standards for key goods and services for this project. The proposed tenderer will need to allow for regular briefing sessions to ensure that the objectives of the AIP plan are achieved. During the briefing, sessions tenders would be recommended to undertake training and/or seek relevant accreditations if required.
Pre-qualification of the key project contractors, suppliers and other design team entities will be conducted via an Expression of Interest process or similar.
The overall project completion date is expected 30 November 2029.

A main contractor is required to engage the following to complete the design and construction of a warehouse: Architect, civil engineer, structural engineer, fire engineering, fire services consultant, steel detailer, precast detailer, building surveyor, land surveyor, mechanical engineer, electrical engineer, landscape architect, ESD consulting, DDA consultant (if required), independent commissioning agent, structural steel supply and erect, detailed excavation and foundations, piling, concrete supply and place, steel fixers, precast supply and erect, stormwater and hydraulics, electrical and comms, roof and wall sheets, dock levellers and ancillary equipment, weighbridge, mechanical services, dry and wet fire services, metalworks contractor (bollards, handrails, goal posts), ceiling and plasterboard, painting, line marking, caulking, aluminium frames and glazing, cladding, carpet and vinyl, tiling, joinery, toilet partitions and lockers, epoxy, fence and gates, landscape, asphalt supply and place, vertical transport device (lifts), waterproofing, roller shutter doors, solar, racking contractor, blockwork (if required for retaining wall), signage for statutory and corporate signage, kerbing, plant hire, temporary services and equipment hire, and shed hire
