Project Details

Caboolture hospital provides services to a rapidly growing region and population. There is a requirement to expand the breadth and depth of services available, to improve local access to services, better align the service profile with projected demand, and to provide improved environment for patients, families, and staff.

Metro North Hospital and Health Service (Metro North) is the project principal/client and Lendlease Building has been appointed as the Managing Contractor for Stage 1 of the Caboolture Hospital Redevelopment project which includes detailed design and construction responsibility.

Project delivery objectives include delivery of a new Clinical Services Building, refurbishment to parts of the existing Caboolture Hospital and provision of a new Multi Story Carpark – providing the latest in standards and technologies to meet the health demands of the Caboolture region.

 A summary of the key project objectives & outcomes is as follows:

  • meet the needs of the Caboolture Hospital catchment population
  • provide support for patients and their families by reducing stress for example, efficient wayfinding, positive distraction, natural light and views and access to external space
  • provide for efficient patient, staff and service flows - the design must facilitate the maintenance of patient privacy and dignity both internally and externally
  • support workforce recruitment, retention and development
  • facilitate avoidance of healthcare associated infection
  • maintain delivery of fully functional adjoining services during the development and construction of the project while minimising the impact of construction on Hospital staff, patients and public
  • be considerate of the existing hospital / environment along with providing a high quality environment that responds to the service needs and priorities on site
  • reduce the overall environmental impact, aiming for a minimum of 4 star green star rating
  • provide value for money in capital and recurrent costs without compromising service provision
  • provide simple, cost effective, functional solutions – aiming for minimal recurrent costs
  • consider life cycle costing parameters for engineering systems, materials and finishes.

The client Metro North and the managing contractor Lendlease are seeking quality subcontractors to partner with in the delivery of these key project objectives and we look forward to receiving your expressions of interest submissions for this project.

The Caboolture redevelopment project will comprise the following work areas and scope of work:


These include the essential works required to divert existing services, alter current carparking configuration and alter existing access routes to clear the footprint for the main redevelopment and MSCP. It will also include the establishment of a new intersection on McKean Street. 

Separable Portion 1- New Clinical Services Building (CSB)

These include the construction of a new four storey clinical services building (CSB) (with a fifth floor for plant) The new CSB will provide new operating theatres, additional ward space and new Emergency Department.

Separable Portion 2 - Multi-storey Carpark (MSCP) Works

The MSCP scope includes the provision of a multi-level reinforced concrete structure with provision  for a total of 1,039 new car spaces.

Separable Portion 3 -  Refurbishment Works

This component of the works involves the relocation and refurbishment of multiple departments including, Emergency Department, Medical Day Unit, Theatres, Pathology, CSD (Central Sterilising Department) and Pharmacy within the existing clinical services building.

Currently in progress and is anticipated to be complete by Mid-August 2020

Early Works

Construction activities have commenced onsite with site establishment, services diversion and site wide enabling works in progress. It is anticipated enabling works will be complete by mid-February 2021

Separable Portion 1- New Clinical Services Building (CSB)

Procurement of trades for the new CSB will commence late June 2020 and run through until mid-October 2021.

Construction Works to the new CSB are due to commence in Mid October 2020 and run through until late July 2022

Separable Portion 2 - Multi-storey Carpark (MSCP) Works

Procurement of trades for the new MSCP will commence June 2020 and run through until mid-October 2021

Construction Works to the new MSCP are due to commence in Mid October 2020 and run through until late July 2022

Separable Portion 3 -  Refurbishment Works

Procurement of trades for the Refurbishment Works will commence June 2020 and run through until mid-October 2021

Construction Works to the Refurbishment areas are due to commence in August 2022 and run through until May 2023


Lendlease encourages local industry interested in supplying to the project to register an expression of interest (EOI) through the ICN Gateway webpage. Information on specific supply opportunities will be communicated on the ICN Gateway project page allowing industry to register its interest against them during EOI open period.

  • You register your interest as a full or partial scope supplier (where applicable), and
  • You respond to all project and work package-specific questions.

It is important that businesses submitting an EOI are aware that their submission does not guarantee that they will progress further in the procurement process. Only companies that can demonstrate capability and capacity in accordance with CHRP project requirements will be invited to pre-qualify for specific opportunities.

Businesses which demonstrate local benefits and demonstrate ability to meet other qualification criteria will be highly regarded.
